Buying a house? The building report doesn't cover the plumbing

A building report covers the building. Most of a house's plumbing sits behind walls and under floors, where a building inspector may not be able to go.

The building inspector will often recommend the buyer gets a plumber through for a look. If that's you, you're in the right place.

What you get, and what an inspection costs

You get our professional read on the plumbing: what's sound, what's near the end of its life, and what we'd sort out before it costs you money. We take a look around everything we can see and use our plumbing knowledge to let you know the situation of the plumbing in the house — anything you need to watch out for, and anything that needs to be addressed.

An inspection starts at $250 + GST. Where it lands depends on the size of the house and how much needs a closer look.

If the inspection finds a problem, we can fix it

Most inspections stop at the bad news. If something turns up, we can tell you what needs to happen to fix it, we can then quote it and do the work ourselves. We handle drainlaying and gasfitting as well as plumbing, with certified drainlayers on the team, so a fault in the drains, gas or water supply lands with one crew instead of three phone calls.

Already own the place? Get the plumbing checked every few years

You don't have to be buying to get the plumbing looked at. The one potential issue we'd point at right now is flexi hoses, the braided hoses under sinks and behind the toilet. They're built to last about five years, and when one lets go it pumps mains-pressure water into the house until someone finds the toby out at the street. We're seeing a lot fail at the moment. Checking them takes minutes; replacing one is a small job.

Does a building report cover the plumbing?

Not properly. A building inspector isn't a plumber, and most of the pipework is hidden where they don't go. That's why they'll often tell buyers to get one of us through separately.

How long does a plumbing inspection take?

Usually one to two hours, depending on the size of the house.

What happens if you find something wrong? 

We'll tell you on the spot what it needs. We can quote and do the repair ourselves, or you can take it to your own plumber.

Do I need one if I'm not buying a house?

It's worth doing every few years. Flexi hoses alone justify it: they last about five years and cause a lot of the flooded houses we get called to.
